George Condos & Towns is a new mid-rise condominium and townhouse development currently in pre-construction at 1327 to 1339 Queen Street East in Toronto, Ontario by The Rockport Group. This mixed-use residential development consists of an 8 storey building with 80 dwelling units and 8 townhouse units designed by RAW Design priced from the $300,000's.
George Condos & Towns is located in the heart of Leslieville on the south side of Queen Street East between Laing Street and Knox Avenue. This project is named after a "famous horticulturalist and one of the founders of this historic community". The eight storey massing initially was visible on Queen Street but plans have been revised to show a six storey massing on Queen Street and further back are the two upper stories that are step back. There will be a total of 80 residential suites which is down from 96 from the original proposal as well as eight modern town homes which is also down from 14 from the original proposal. Access to these towns is through Queen Street East through a private courtyard. As well, these units will include "integral garages that have access from Memory Lane". The height of the building has also been reduced from 30.15 metres to 25.8 metres. One bedroom units will start from the $300,000's, family size suites will start from the $700,000's and the townhouses will start from the $900,000's. There is also 456 square metres of retail space proposed at grade level and total gross floor area is 9,243 square metres of which 8,787 square metresis total residential gross floor area.
The George Condos + Towns is located at 1331 Queen Street East in Leslieville which is to the east of the Don River and to the north of Lake Shore Boulevard East situated close to the Ashbridges Bay. This proposed development site is currently being occupied by "six house form residential buildings containing 8 dwelling units, of which 5 are rental dwelling units". These buildings are proposed to be demolished with no replacement of the rental housing provided in the plan. Proposed amenities include a fitness room and a roof deck. The amenity space has been relocated to the 7th floor after the revised plan with a large outdoor amenity area for residents to enjoy. The revised plans also includes 18 three-bedroom units as opposed to zero in the original proposal. There is also 106 parking spaces proposed located below grade with access via a ramp off of the public lane at the rear of the property.
